Why Refinish Hardwood Floors 

Hardwood floors carry value, warmth, and character, but daily use takes its toll. Refinishing protects your investment by removing scratches, scuffs, and wear; reviving color and grain; adding new stain options, including custom color blends; and extending the lifespan of your floors for decades. 

Refinishing also removes trapped dust and allergens from worn finishes, adds a protective layer against future damage, and costs significantly less than replacement. It's a practical choice that restores beauty while protecting what's already there.  

Our Refinishing Process 

Each refinishing project is handled by our in-house craftsmen using proven techniques. Here are our steps:  

Preparation 

We protect adjoining spaces with plastic sheeting to contain dust and set up the work area.  

Sanding 

Starting with coarse grit and moving to finer grits removes surface wear while preserving the wood beneath.  

Staining  

Choose from a wide range of colors, or work with us to create a custom stain blend that matches your space.  

Sealing 

We apply the finish of your choice, from oil-based for rich tone to water-based for faster cure and less odor.  

Curing 

Floors need time to harden. We explain the cure period so you know when your space can be used again. 

Dust containment and odor control are important parts of the process, but no system is completely dust-free. If strong smells or limited ventilation are a concern, we’ll talk through options before work begins.

Questions We Hear Most 

How often should I refinish hardwood floors? 

Most floors benefit from refinishing every 7–10 years, depending on traffic. 

Can all wood floors be refinished? 

Solid hardwood can be refinished several times, typically 4 to 10 or more depending on thickness. Engineered floors may only allow one or two refinishes depending on the thickness of the top veneer layer, ideally 2mm or thicker. Laminate flooring cannot be refinished, and bamboo is difficult to refinish due to hardness and splintering.

How long does the refinishing process take? 

Refinishing typically takes 3 to 5 days, including sanding, staining if desired, and applying multiple finish coats. Larger projects or floors with heavy damage can extend the timeline to a week or more. Water-based finishes dry faster than oil-based, which require 8 to 16 hours between coats. You can walk on floors in socks after 24 hours, but they need 1 to 2 weeks before heavy furniture and up to 30 to 60 days for full hardness. We'll give you a clear schedule during the estimate.

Is it cheaper to refinish or replace? 

Refinishing is more cost-effective than replacement because it avoids demolition and new material costs. However, if the floor is severely damaged, too thin for sanding, or the veneer layer on engineered wood is worn through, replacement may be necessary.
